I'm Dave Cleary, and I build custom homes on the Upper Cape. Falmouth, Bourne, Mashpee, Sandwich — I know this land, these towns, and what it takes to build a home here that holds up for generations. That's what DC Builders has been since 1983.

Your home starts from your vision, not a floor plan we're trying to sell you. We sit down, talk about how you live — how you use your mornings, how often family visits, whether you're here year-round or seasonal, what you want to see when you look out the back window. Then we help you turn that into a buildable plan.

We work with architects you choose or can introduce you to architects we trust who know Upper Cape building codes, setback requirements, and the particulars of coastal construction. Then we build to that plan, with you in the loop at every stage.

Building on the Upper Cape Takes Local Knowledge

The Upper Cape has its own set of requirements that matter when you're building from the ground up.

Coastal setbacks and wetlands. Falmouth, Bourne, and Mashpee all have wetlands and coastal resource areas that affect where and how you can build. We've navigated these regulations for 40 years and know what's required before you start moving earth.

Wind and weather. Cape Cod homes take a beating. We build with that in mind — proper sheathing systems, flashing details, window specifications, and roofing materials that hold up to the storms that come off the sound and the bay.

The DC Builders Process: Start to Finish

Here's how a custom home build works with us.

  1. Initial conversation — We meet at the site or your current home. You tell us what you're building and why. I tell you honestly what it will cost and how long it will take.
  2. Planning and permitting — We coordinate with your architect, handle permit applications, and work through any conservation or zoning requirements.
  3. Foundation and framing — Our core crew does the structural work. We don't sub out the foundation to someone we've never worked with.
  4. Systems rough-in — Plumbing, electrical, and HVAC are handled by licensed subs we have longstanding relationships with. We coordinate them; they don't just show up when they feel like it.
  5. Insulation, drywall, and mechanicals finish — Every detail buttoned up before finish work begins.
  6. Cabinets, trim, and finishes — This is where the home becomes yours. We bring the same care to the finish work as we do to the framing.
  7. Punch list and walkthrough — We don't call a job done until you walk every room with me and we close out every open item.

From permit approval to move-in, most custom homes run 12–18 months. Larger or more complex builds can run longer. Permitting timelines on the Cape vary by town and by whether environmental review is involved — we factor that into the schedule we give you.
Do I need to own the land before talking to you?
No. We're happy to talk through a build before you close on a lot. Sometimes the site conditions, setbacks, or zoning affect what's buildable and what it costs — knowing that before you buy the land can save you a lot of frustration.
Are you a design-build firm or just a builder?
We're builders. We work with architects — either yours or one we introduce you to — and then we build to that design. We don't do in-house architectural services, but we've built strong relationships with Upper Cape architects who know our process and how we build.
