What zero-energy means
A zero-energy (net-zero) home produces roughly as much energy over a year as it consumes. It gets there in three moves: a superinsulated, air-sealed envelope; efficient all-electric systems; and rooftop solar sized to cover what's left.
The simplest way to measure it is the HERS Index—the standard energy score for homes. A typical older Cape home scores well above 100. A new code-built home lands lower. A zero-energy home reaches 0 with solar. Lower is better, and every choice we make on these projects moves the number down.
The envelope comes first, always. If the walls, roof, and windows leak, you're paying to condition air that goes straight outdoors—and every system downstream has to be bigger to keep up. Get the envelope right and the heating system shrinks, the solar array shrinks, and the house stays comfortable in a February wind off Buzzards Bay.
How we build it
No single product makes a home zero-energy. It's a stack of decisions that work together—envelope first, equipment second, solar last.
Full, tight, uniform insulation coverage and every joint, penetration, and opening sealed during framing. This is where the performance actually lives.
Triple-pane or high-performance glazing, flashed and sealed correctly at the frame. A good window installed poorly is a leak with a nice sticker on it.
One system that heats, cools, and dehumidifies—proven in New England cold and well suited to the Cape's damp summers.
Heat-pump water heaters cut hot-water energy use sharply and dry the basement as they run.
An ERV supplies continuous fresh air while recovering heat from outgoing air—so a tight house is also a healthy one.
Induction-ready, all-electric kitchens—no fossil-fuel appliances, no combustion byproducts indoors.
An array sized to the home's modeled annual use, planned with the roof design and orientation from the start rather than bolted on later.
Energy monitoring so you can see production and consumption—and confirm the home is doing what it was designed to do.
What it costs
A zero-energy home costs more to build than a code-minimum home—better insulation, better windows, better mechanical systems, and a solar array are real line items. We won't pretend otherwise.
What you get back: dramatically lower—or near-zero—utility bills for the life of the house, protection from fuel-price swings, and a home that's quieter, more comfortable, and more durable because the same details that save energy also keep moisture out of the walls.
What offsets it
Federal and state programs offset part of the premium. The federal 45L new-home credit provides up to $5,000 for homes certified to the DOE Zero Energy Ready standard—a credit that goes to the builder and shapes project economics. Mass Save offers incentives for heat pumps and envelope work.
